Overview:
Imagine a lifestyle where you can live more sustainably, produce your own organic produce in a
unique and charming setting?
This is not just a house or just a farm, this is rather a lifestyle.
Over the past few years we have renovated, improved and established the farm as an integral part
of the local community. We farmed with sheep, goats, pigs, chickens, Indian runner ducks, bees
and a turkey or two!
During summer we opened the doors to visitors to meet the animals while we offered coffee, cake
and our local handmade products in the pop-up farm shop.
The Goat Keeper Cottage is a log cabin near the main house which was recently renovated and
updated with the lates amenities. It is very popular with visitors from all over the world and
currently available for rent on AirBnB.
If you are interested in providing accommodation to visitors from around the world, then there is a
“shack” in the forest which has recently been renovated and upgraded to provide “Glamping”
accommodation.
The House:
A timber house built in 1935 and extended in 1996. As you stand at the front door, there is a
covered entrance with various glass windows and a wooden deck floor.
As you enter the front door there is an entrance way with new laminated wood flooring. From the
entrance you have a door to the right leading into the wet-room with toilet, shower with glass
doors, wash basin, washing machine and tumble dryer and a double glazed window with a view of
the forest in the distance.
Once you continue past the wet-room there are steps leading up to two bedrooms, the master and
the second bedroom and plenty of built in storage cupboards. Each room feature a double glazed
window and linoleum floors.
Below the stairs is storage space with a door.
At the end of the entrance the doorway leads to room on the left with a wood burning stove offering
a cozy seating area. The room extends to the right where the kitchen can be found.
The kitchen with an open, minimalistic and natural wood and industrial feel offers a new, red and
stainless steel “La Germania” 120cm gas top (5 burners) stove and electric oven. Above the stove
is a stainless steel extractor fan. The washing up basin incorporates a Bosch dish washer. There
are also 2 loose standing cupboards and two metal shelves used for storage and a butcher block
type shelf. New laminated wood flooring. There are also two, two door fridge freezers and additional
pull-out storage shelf fixed to the wall with a small breakfast area. Large double windows offer
plenty of light and great view over the garden, decking the farm and the forest.
Walking through the cozy sitting area is the extension serving as a TV lounge / dining area. This
area offers a door to the outside with a under-roof patio area (sun-room) covered up by various re-
purposed and up-cycled windows offering a pretty view of the forest and garden. This room offers a
door to the wood decking on the front of the house. Two double glazed windows offer views to the
garden, fruit trees and the outside patio area. A wooden floor is installed.
Under the kitchen is a basement area with an access door to the side of the house accessible from
the outside. In the basement the geo-thermal heat pump (Jordvärme) is located. The heat pump
heats the house and produce the warm water. Each room in the house including the basement is
fitted with one or more radiator for heating. The pump is a NIBE F1255, it is new and was only
installed in 2021 offering much more energy efficiency heating. The water pump, connected to the
well is also found in the basement, supplying the house. Since the house is built on a sandy
outcrop the basement does not flood during the spring when the snow and ice melts.
The house has a black metal roof and the chimney is also covered in a black metal casing as is
required. The chimney is cleaned once a year. An access ladder can be found on the side of the
house.
Water and septic tank: Water is pumped from the local well. The septic tank was installed in 2019
and comply with the local requirements and rules. It is emptied once a year by the kommun and
part of the annual fees paid for local services.
Garage:
A single car garage is located near the house.
The Farm:
The property is 80,400 square meters or just over 8 hectares. Six hectares are covered by mixed
forest, consisting of mainly birch, pine and spruce trees. The remainder is grass fields / paddocks
for grazing and the garden area. The farm borders on Ångermanälven therefore the water can be
seen from the house through the forest. The forest also borders on to a small steam flowing into
Ångermanälven.
Two roads cross the farm, one being road 92 to Dorotea which is an asphalt road. When crossing
this road on the other side is grass field and forest area. A sink structure and small fenced camp for
sheep / goats is used in conjunction with electric fencing for grazing in summer. A similar fenced
area with a sink structure near the main house for sheep / goats is used in conjunction with electric
fencing for grazing in summer.
A larger fenced off area on the side of the barn is used in summer and winter. In summer electric
fences are used for grazing the grass field / forest areas.
Two pig houses made from sink roof plates with fences are on the side of the barn.
The second road crossing the farm and leading from road 92 to Southern Ă…sele is a private gravel
road with very little traffic. In winter it is typically kept clean by the people using it and no fee is to
be paid. This road is between the house and the forest / Ă…ngermanalven.
Barn:
The Barn offers various rooms. Suitable for keeping animals (used previously for chickens, goats
and sheep), storage, a pop-up farm shop and an insulated room for the second water pump
(serving the barn and the cottage).
The farm shop:
During summer one room in the barn is converted to a pop-up farm shop. Typically as part of the
open days, visitors met the animals, bought our locally produced products and enjoyed coffee and
cake.
The Cottage:
The cottage is a very popular rental unit, currently available on AirBnB (The Goat Keeper Cottage).
The cottage offers an open plan sitting, eating and kitchen area. The bathroom offers a spacious
shower. The bedroom offers a king size bed with the sofa in the sitting area converting into a
sleeper sofa for two additional guests. An outdoor patio area with table and bench offers nice views
of the forest.
The cottage is fitted with a Panasonic Heat pump (installed 2020) as well as various electric oil
heaters which are wall mounted.
The Shack:
The shack is a few meters further away from the Cottage and situated in the forest, next to the
private road. The cozy summer cottage suitable for sleeping two people offers a bedroom and
sitting area. Outside is a decked seating area with outdoor bathroom with composting toilet and
outdoor kitchen area, all under a transparent roof. It offers off-grid accommodation and therefore
electricity is provided using a power bank. No running water is available however this would be a
possibility to install. This is ideal for glamping.
The garden:
The garden offers three different green houses. One on the side of the main house with a see-
through plastic roof and up-cycled windows. The second is a 18m² tunnel greenhouse Galvanized
steel frame with internal wooden frame for extra support with PE plastic cover.
A wooden shed with metal roof and a plastic see through roof plate greenhouse on the side was
used to house the Indian runner ducks and plants in summer.
Various apple trees ranging from 1 ďż˝` 3 years of age and including crab apples are planted in the
garden. Many well established black current and red current bushes. A row of raspberry bushes
producing amazing juicy berries. A Strawberries bed offers succulent summer fruits. Many rhubarb
plants can be found throughout the garden.
In addition to the fruit there are also more established flowers including roses providing awesome
summer colours
Fence and decking:
The house and part of the garden is fenced in, suitable for medium dogs. Majority of the fence is
from wooden pallets and therefore can be easily changed.
At the front and side of the house there are various wooden decking areas, perfect for outdoor
seating and living.
Postbox and pick-up point: Tree lined drive to the main road where the postbox can be found. There
is also a Pick-up box where customers could collect / buy products from (honesty box and online
purchases).
The lake access and beach area:
The farm borders on the water / lake area making it great for kayaking or other water sport. A short
walk away from the farm is a sandy beach / swimming area popular in summer.
About Ă…sele (Vaserbotten):
Ă…sele is located in Southern Lapland and has a population of just under 3000 inhabitants. The
community is very beautifully located surrounded by the Ă…ngermansalven and surrounded by a
very changing nature with lakes, streams forest areas in a nice harmony. Nature lovers feel at
home, fishermen, berry and mushroom pickers and bird watchers have their interests well catered
for. There is also a rich association life with different interests such as cinema, dog club, e-sports
association etc. In Ă…sele there are many shops that meet the daily needs of food and services.
School up to ninth grade and healthcare and pharmacy. In summer those interested in golf can be
at the local golf course. Which is located about 6 kilometer from the center and there is also a café.
Another summer highlight is the Ă…sele Market held the 3rd weekend in July. More information can

The large river and the many lakes offer rich recreational opportunities such as fishing, swimming
and boating. In winter skiing is offered at the local ski slope Åslia where a café is available, in
addition there is a 10km cross-country ski track part of which features lighting in winter (various
shorter distances available). Well maintained snowmobile routes and a club. Sled dog sports, and
ice fishing are also popular. In Ă…sele there is also a good indoor pool and gym and ice hockey rink,
horse-riding facility and football pitches for those interested in ball games.
In Åsele municipality, there are 57 nature reserves and a national park, Björnlandet. There are
countless hiking trails with unbeaten nature. There are also 20 fishing conservation areas that look
after waterways filled with fish. In spring many migrating birds arrive to breed offering spectacular
views and bird sound for nature lovers.
Connectivity:
The municipality also have a good broadband network with fibreoptic also an option. Mobile
broadband is very reliable with great speeds and perfect for distance working or digital nomads.
Transportation:
Busses run between the towns of Ă…sele, Vilhelmina, Dorotea, Lycksele and Umea. Airports with
flights to Stockholmcan be found just outside Vilhelmina (a subsidised airport transfer to Ă…sele is
available) and another airport at Lycksele. For a wider range of destinations, the Umea airport is
just two hours away.
